- GST — 5% (unless occupancy certificate exists).
Legal documentation fees — ₹15,000 + processing fee ₹4,000.

These can vary with market conditions.
- Generally, the association does not manage interior cleaning.
However, local workers may be available for dusting and airing the apartment at reasonable charges.
- Goa has heavy rains but no flooding in these complexes.
- Waterproofing is done to prevent leaks.
Some water may enter through balconies facing monsoon winds; residents may cover them with tarpaulin sheets during heavy rains.
- Goa generally doesn’t experience major power shedding.
- Power cuts are short and due to overhead distribution lines.
- To handle outages, residents can use inverters or generators.
The project installs large water sumps (underground storage) so short government supply hiccups are usually not inconvenient.
- Payments can be made by cheque, bank transfer, or draft.
- If by cheque, a local bank account may be needed.
- Payments are structured in installments tied to construction stages (plinth, floor slabs, masonry, plaster, etc.).
The focus has been more on South Goa projects where the company finds peace and tranquility suitable for holiday homes.
- Buyers sign an Agreement for Sale when committing.
- On completion and full payment, the company executes a Sale Deed transferring ownership with the proportionate land share.
- A two-bedroom furnished air-conditioned apartment might fetch around ₹9,000 per week (approx.).
